When to Replace Your Roof

Roof ReplacementRoof Replacement: Is it time to replace your roof? If you are like most people, you are rushing in and out of your home every day, and may never really stop to look up and consider the condition of your current roof. We suggest at least twice a year, take time to walk around your home and look at the downspouts. An early indication that it may be time to replace your roof is that shingle granules may wash off during rain and collect below the downspout. In addition to the shingle granules, you should look up on the roof for algae, cracked, loose, missing or curling shingles, or damaged flashing.

In the attic of the interior of your home you can look for some of these common indications of a roof needing repair or replacement: a sagging roof deck, signs of water damage, dark spots, and/or light showing through the roof. However, it is far more advisable to tackle replacing your roof before these late indications of a roof in bad repair come to fruition.

A good rule of thumb is that a typical lifetime of a roof is approximately 15 years for 3 tab shingles. While the manufacturer stated life of a shingle may be published as 20 years, when your roof ages past 15 years it’s similar to running on a bald tire, you don’t want to wait until you have an “accident.”
With due diligence you can save yourself a lot of frustration and spare your home from water damage if you take care of the roof that protects your home.
