Years of not performing the necessary maintenance on this T1-11 plywood sided contemporary home had left it needing a major facelift. The homeowners wanted all the products used on the project to be made of modern materials that offer low maintenance but also wanted the home to retain its rustic charm.
Bel Air Construction Solutions
Bel Air Construction recommended a total exterior overhaul including:
- Removal of the existing roof, repair of damaged roof sheathing and installation of the GAF Timberline HDZ architectural roofing system. This system features technologies allowing GAF to offer outstanding warranties that protect your roofing investment.
- Removal and replacement of existing deteriorated, rotted and weathered T1-11 plywood sheathing. The installation of Tri-Built fanfold siding underlayment provides a layer of insulation in addition to being an air and moisture barrier. The transformation is completed with the installation of Certainteed 7” vertical Board and Batten siding, The homeowner’s choice of the Forest color option maintains the rustic look of the house and complements the home’s location on a wooded lot.
- Demolition of the existing deck including a concrete slab. The new 186 square foot larger deck sits on newly dug footers. It is built to code of primarily long-lasting pressure treated lumber. Deck boards are Trex Enhance composite. This low maintenance decking is salty gray in hue with a simulated wood grain. The deck is surrounded by a Shoreline vinyl railing system. This classic design railing is Khaki colored and features contrasting round black balusters. The portion of the deck over the slab includes a water management system to move water away from the house.
- Replacing the original wooden entry door is a 42” Therma Tru energy efficient fiberglass door with a Sedona glass insert.
- Alside Promenade contemporary style vinyl sliding doors replaced the existing ones. These doors feature Energy Star certified Climatech insulated glass.
